Imagine living in the Rocky Mountains

    • 550 treed acres
    • A mile of San Isabel National Forest boundary
    • In protected conservation easement
    • At base of Mt. Princeton
    • Breathtaking mountain views
This local artist’s home and 550 gorgeous acres is located four miles west-southwest of Buena Vista, Colorado. The property has unobstructed views of the Arkansas River Valley and surrounding mountain ranges. All the lands have been placed in protective conservation easements to preserve for all time the wildlife, ecological, and scenic values of this majestic location. The entire western boundary of the property, approximately one mile, borders San Isabel National Forest.

The acreage includes mixed conifer forests dominated by ponderosa pines but also include lodgepole pine, limber pine, Douglas fir, blue spruce, piñon pines, and bristlecone pine. There is a large quaking aspen forest, as well as open grazing prairie and approximately ten acres of haying ground. Included in the sale are water rights from the Silver Prince Creek which flows out of the National Forest onto the land in the southwest corner of the 160-acre parcel.

Three separately deeded tracts of land comprise the 550 acres. The home is located on the 320-acre tract. The 160-acre tract includes historic Gus’s cabin, the haying field, and the majority of the aspens. The third tract is a 70-acre treed parcel. Additional homes can be built on each of the three parcels.

As to be expected with a location adjacent to National Forest lands the property supports an abundance of wildlife. The principal big game species include elk, pronghorn, and mule deer. Other large species that have been known to visit the area include the black bear and mountain lion. Smaller wide-ranging species that could be present include coyotes and an occasional bobcat. Bird species are also numerous and varied. Raptors include great horned owls, American kestrels, and red-tail hawk. Bald and golden eagles have been seen but are not resident.

The main living area of the spectacular home is 3,921 square feet with additional space above the three-car garage and in the finished basement. The home is tucked into the trees yet oriented to maximize both valley and mountain views and to leverage light from the rising and setting sun directions. A few of the design features include two bedroom suites, a large living room with wood-burning fireplace, a country style kitchen, a breakfast room bathed in morning light, a spacious dining room, a plant room which provides a comfortable transition from the living area to the master bedroom, a library with its own fireplace, decks and patios which wrap around the house, lighting and wall space to display works of art and a master bedroom with two bathrooms, a laundry, multiple storage closets and a huge walk-in closet.

The kitchen accommodates multiple cooks or a crowd just hanging around. There is a separate prep area with its own sink and butcher-block countertops. This country-style kitchen includes open display shelving and plenty of lower cabinets for all the practical items. The high-end appliances include separate Sub-Zero fridge and freezers, four-burner commercial style Viking range/oven with center grill, warming racks and lighted direct-vent hood. There is a second Viking wall oven and a Bosch stainless steel dishwasher. The combination of windows, direct lighting, skylights, under counter lights and hanging racks provide a well-lit and task-oriented work space.

The dining room is accessed directly from the kitchen through its swinging door. It is plenty large enough to accommodate a good-size table and still have room for a china hutch and serving bar. The floor is laid with specially acquired large limestone pavers designed to show the rough cut and sanding marks. The same pavers are installed in the main entrance and the plant room. The west side of the dining room is a wall of windows highlighting the outdoors, virtually giving the feeling of dining in the forest. From the dining room two sets of French doors open either onto the south patio or the north side deck.

Take two steps down from the dining room and you enter the main living area. Vaulted tongue-and-groove aspen ceilings with exposed Douglas fir beams enhance the space. On the north wall is the stone-faced wood-burning fireplace which features a raised stone hearth containing a beautiful artist-inlaid tile mosaic. Another striking and unique feature is the flooring, which is made from random-width recycled floorboards secured with antique nails.

From the main living room take two steps down, pass the library, and walk through the sunny plant room to transition into the master bedroom suite. The warm cozy library has floor-to-ceiling shelves and its own wood-burning fireplace, aspen ceilings and exposed wood beams. There is access to the north side deck from the library. The plant room has south-facing windows, a window seat, built-in plant hanging rods and its own water delivery system.

The bedroom suite has two bathrooms, one full and one three-quarter. The laundry room with its own sink, countertops and hanging racks is conveniently located within the master suite. Windows on south, east and north sides allow light to fill the room all day long. There is access from the bedroom to decks, patios, and sitting areas on all three sides of the suite. Closet space is ample, with two sets of closets along the wall as you enter the suite and a massive walk-in closet with built in bureaus, drawers and shelving units. Access to the walk-in is through the separate contained dressing area.

The fully finished and heated three-car garage can accommodate full-size pickups. Within the garage, but raised above the parking surface, is a self-contained workshop with its own slide away dust curtain and a separate potting area with sink, shelving, and cast concrete counter tops. The workshop has its own custom cabinets, built-ins and the walls are tongue and groove aspen. Above the garage is a large storage area (accessed by its own set of steps) that will accommodate all your extra storage needs. Additionally, the garage is where the clean-out tank for the whole-house vacuum system is located, the control panel for the landscape irrigation system, the house alarm system panel, and an intercom system to communicate with other parts of the house. The home is protected by a whole house lightning protection system. Perimeter floodlights can be activated from several locations throughout the house.

Look no further if you want a very private Colorado Mountain home site or if you need that get-away location in a pristine environment. Centrally located in the middle of Colorado, the Upper Arkansas River Valley provides the best in outdoor activities. The Central Colorado Regional Airport (CCRA) is only ten minutes from the property making for quick in-and-out access for those with planes. Otherwise it’s a pleasant two-hour drive from Denver or Colorado Springs. Chaffee County has the highest concentration of 14,000-foot mountain peaks in the state. With the Arkansas River on the east side of the valley, it’s no wonder Buena Vista, Colorado has become a go-to location for hunting, fishing, mountaineering, biking, hiking, white water adventure, skiing/boarding, snowmobiling and all things the Rocky Mountains have to offer. Or of course you can kick back, enjoy the view, and do nothing at all.
